If you like a character cottage that oozes charm, nostalgia and romance this is the holiday farm cottage for you. Converted from the original 16th Century Water Mill, from where it takes it's name, there are interesting knooks and crannies now transformed into shelves in the  exposed stonework and even the evidence of where the old mill stone once rested. If houses could talk this old building would keep you entertained with its life history for hours. However the history and period features are blended with the best of modern living to give you a holiday farm cottage that is spacious, welcoming, light and airy. This is achieved with windows throughout including recent sky windows in the open plan living dining room leading up to the minstral gallery. Make the most of the coolness of the thick granite walls in summer or light the powerful log burner for a cosy winter's evening and sink into the sumptuous leather sofas.

The kitchen had a full refit in 2016  with every moden appliance. Whether you are cooking a roast or heating a pizza you'll find everything you need.   The double sink enjoys stunning views through the extensive bay window over the private garden, Coombe Lane and Coombe Mill Miniature railway line and gardens beyond.  With two double bedrooms, one downstairs, the layout of this holiday farmhouse is perfect for bringing the grandparents or for two small families to share. A triple bedroom invites holiday fun for little ones together but be aware that due to the quirky shape of the rooms and low ceilings there is only a bath in the upstairs family bathroom and a shower in the downstairs ensuite.

Downstairs - Refitted for 2016 Kitchen, W.C., king size bedroom with en suite shower room, large living room/dining area with cosy log burner.

Upstairs - Master Double bedroom, triple bedroom and family bathroom with full size bath but no shower due to low celiling heights.

Outside - Private garden with a picnic bench to the front of Water Mill. Beyond the garden is Coombe Lane and views to the train, lawns and some of the play areas. 

Water Mill has steps leading to different parts of the house both downstairs and upstairs, for more information please refer to the floor plans. 

The entirety of the ground floor has slate flooring which may be something to consider with elderly relatives & toddlers. 

Low ceilings in places.

Wi-Fi - There are areas of access to Wi-Fi throughout Water Mill, the best signal is achieved closer to the windows.

Heating - Two Night Storage heaters in the living room and one in the downstairs bedroom. Additional electric heaters are in all bedrooms. Heated towel rails in the kitchen and family bathroom. It is advised to book the log burner over the winter months as the most efficient and effective way to heat Water Mill. 

Hot Water - Is powered by an electric water heater that is switched on at all times. 

Electricity - There is an electricity meter in the downstairs W.C. that operates on £1 coins. Expect up to £25* usage in winter if not using the log burner. 

Water Mill's parking is situated in the Main Car Park with a 20 second walk to the front door.

There is a ramp down to an crazy paving slate path around the house into this holiday farm cottage.

Daily Farm Rides - 9am each morning except Saturdays- Join Farmer Nick or Farmer Amber on the tractor to have a hands on experience with our farm animals.

Daily Train Rides - Weather permitting - Join us on our miniature railway each evening excluding Saturdays.

Activity Hour - Subject to demand - A chance for you and your little ones to get crafty on the farm.

Fishing - Rod licence required - We have two course fishing lakes. Perfect for fisherman of all abilities with rods available to borrow.

Cots - £5 each* - One full size wooden cot available, any subsequent cots will be travel cots.

High Chairs - £5 each* - Simple wipe down plastic high chairs, no harness included.

Blackout Blinds- £2.50* - Price per room.

Bed Guards- Free - Book per bed.

Stair Gates- Free - We have stair gates built into the property at both the top and bottom of the stairs

Babysitting - approximately £10 hour minimum of 2 hours - We can book you a local babysitter for your holiday farm cottage if you wish to enjoy an adult only evening out.

Log Burners - £15* - Log burner starter set including matches, fire lighters, kindling and logs with unlimited supply of logs throughout the week.

Hand Towels - £1.20*

Bath Towels - £2.00*

Fishing Lessons - £10 - an hours fishing lesson complete with a rod which is then yours to keep.

Pets

Dogs - £25-£40* - We allow up to two dogs in Water Mill per booking at a cost of £25 for one or £40 for two.

Please be aware that we do not allow pets over the School Summer Holidays.

Generally no other pets, please call with specific enquiries.

Honesty Shop - We have a small honesty shop selling simple essentials like UHT milk, jam, sugar, rice as well as home cooked meals, and pizzas in the freezer.

Village Shop - Just up the hill there is a lovely village shop that stocks all the extras you might need. 

Supermarket - Major supermarkets in Bodmin and Wadebridge as well as a small co-op in Camelford.

Most major supermarkets deliver to us but make sure you include the property name & booking name on the order to ensure it finds you.
